    The clients, co-owners of a high value property wanted to sell the property. One co-owner was an established family trust. 

    Instructions were received from an existing client in relation to the sale of a high value London property. The property had recently been vacated and the appointed agents had successfully arranged a sale of the property after considerable offers. All parties needed the transaction to move quickly for varying reasons. We were required to obtain joint instructions and agreed documentation prior to submission to the buyers. 
    How we helped 
    We focused our time on the preparation of the various documents and contract for sale and purchase. All communication was fast and efficient between the parties involved. We worked jointly and closely with the buyer's solicitors and the co-owner's trust Solicitors and kept all parties successfully updated throughout the transaction.

    The client wanted to purchase agricultural property with a combined option agreement

    We were instructed in relation to the purchase of a redundant agricultural building that was being sold with the benefit of a residential conversion planning consent. During the transaction the buyer decided to seek an amendment to the approved planning consent and further negotiated an option agreement to purchase additional land. The additional land was also subject to an existing Farm Business Tenancy.
    How we helped 
    We negotiated a break to the Farm Business Tenancy to provide our clients with a clean unencumbered property purchase. We further negotiated a broad consent release by the seller to allow our client to make amendments to the existing planning consent for the property to one more suited to their personal requirements. We further drafted documentation to allow our client to vary an existing right of way across what was to be their garden land to a more suitable location within the property boundary. 
    The result A happy client able to build their dream home.

    A long term tenant wanted to purchase the commerical freehold purchase with linked lease back to his pension fund

    Our client was a long term tenant in his commercial unit. He had the opportunity to acquire the freehold by funding it via his pension fund. The transaction required a conditional contract that provided a deed of surrender of the existing lease and a regrant of a new lease to my client.  
    How we helped 
    We negotiated the initial sale documents for our client to protect their existing occupation and provide for a smooth transaction in the entity of our client's pension fund with a suitable lease in place protecting them for their future business development. 
    The result
    Our client was able to focus his long term business development knowing his geographic location was protected for the future.
